2026 HOA Payments
Invoices are mailed following the annual meeting and due February 1, 2026.
Dues for 2026 are $300. Homeowners may pay by check or through our online payment portal.

Future Development
1215 Camp Cardinal
City approved rezoning to build an additional single-family residence subject to the following conditions: 1. Prior to issuance of a certificate of occupancy, Owner shall:
a. Construct an 8’ wide sidewalk along the Camp Cardinal Road frontage from the southern property line to the existing driveway, as well as installation of curb ramps to connect to the sidewalk on the east side of Camp Cardinal Road.
b. Dedicate to the City, without compensation, right-of-way along Camp Cardinal Road for the future installation of a turnaround.
2. Prior to issuance of a building permit, Owner shall:
a. Demonstrate access to City utilities can be provided.
Cardinal Pointe West
An ordinance rezoning approximately 13.60 acres of property from Interim Development – Research Park (ID-RP) to Medium Density Single-Family Residential (RS-8) for 4.75 acres and Rural Residential (RR-1) for 8.85 acres for property located west of Ava Circle and south of Kennedy Parkway (REZ25-0014). Said public hearing will be held at 6:00 p.m. on the 9th of December 2025, in Emma J. Harvat Hall at City Hall, 410 E. Washington St.)
Good neighbor meeting: concerns centered around tree removal, size of homes, additional students attending Borlaug Elementary, possible future bus routes/stops, price of
homes, and grading adjacent to existing homes on Ava Circle.

Phase 1 25-26, Home & Villa construction, building #1 construction begins
Phase 2 27-29, building #2 & #2 construction, wellness facilities and public restaurant open
Phase 3 2029 and beyond: expansion of wellness and cottages
